Seasonal Maintenance Help

Spring Lake Apartments

Location: 201 Woodland Drive, Beaver Dam, WI 53916

Status: FULL TIME

Duties to Include:
The seasonal maintenance help must be responsible and perform in a professional manner that meets company standards including:
*Respond to requests for occupied maintenance duties including plumbing, HVAC, electrical and drywall repairs and basic plumbing
*Assist with ground keeping including lawn mowing, and pruning of trees and shrubs
*Fill out appropriate paperwork as necessary, (i.e. work orders, purchase orders, etc.)
*Painting and cosmetic repair to interior and exterior building structures
*Experience in the apartment industry helpful, but not required
*Make ready apartments as necessary, as units vacate
*Vehicle and Equipment maintenance
*Interact with staff and management
*Pool Maintenance and Inspection
*Prioritize work accordingly

*Highly organized and self-motivated
*Proficient in problem solving
*Hard working, and flexible
*Excellent driving record

Leasing Agent

Fox Point & South Point Apartments

Location: 1300 Walnut Street Baraboo, WI 53913

Status: FULL TIME

Duties to Include:
Leasing Agent must be responsible and perform in a professional manner that meets company standards including:
•Maintain superior customer service.
•Oversee and direct efforts to maximize rental income and high occupancy through leasing and marketing plans.
•Show, lease and move-in prospective residents.
•Update unit availability daily to provide accurate list of unit availability to the leasing staff.
•Input all cash receipts to appropriate income accounts in the Property Management system in accordance with company standards.
•Provide clerical and phone support.
•Maintain all resident files, ensuring completeness and accuracy of all paperwork and documentation.
•Maintain a calendar of scheduled move-ins, ensuring all move-in appointments are completed and all apartments are inspected and compliant with established standards prior to move-in.
•Prepare and deliver all legal and formal notices in accordance with state law and company standards, including but not limited to late notices, change in term notices, and notices of violation of Property rules and regulations.
•Demonstrate ability to resolve resident complaints.
•Initiate all necessary evictions by preparing copies and forwarding all appropriate paperwork for legal evictions or other legal proceedings; ensure all evictions and legal proceedings are followed through to completion.
•Conduct resident move-outs in accordance with state law and company standards.
•Maintain all account records and transactions including NSF’s, rent allowances, concessions, rent increases and other management-approved debits and credits.
•Ensure timely collections of all rent receipts through the preparation and distribution of delinquency reports to the Property Manager and/or Owners.
•Other tasks or duties as assigned by Property Manager/Owners.

Qualifications:
•Each job duty must be performed with the focus and accuracy it requires.
•Basic computer knowledge of Sage Peachtree, MS Word, Excel and Outlook. Internet knowledge.
•Ability to operate and understand personal computer functions and company utilized software packages.
•The ability to manage and motivate others.
•Effective communication with residents, prospects and vendors.
•Strong administrative and organizational skills.
•Strong time management skills and ability to prioritize wisely.
•Good understanding of basic accounting practices.
•Knowledge of on-site maintenance requirements including dealing with vendors and contractors.
•Knowledge of state law as it relates to the handling of Security Deposits and other resident-related fees and charges.
